Piers carry the whole weight of the home. When one cracks, tilts or sinks, the home follows.

Piers are the stacks of concrete blocks or steel stands that hold a mobile home's frame off the ground. Each sits on a pad that spreads the weight into the soil. Pier and pad repair replaces cracked blocks, resets tilted stacks, adds missing supports and rebuilds pads that have sunk.

What are the signs of pier problems?

  • Cracked or crumbling blocks
  • Piers leaning or no longer touching the frame
  • Pads that have sunk into the ground
  • Rotted wood shims or caps
  • Soft or bouncy spots in the floor above

Why do piers fail?

  • Saturated ground. Heavy rain and flooding soften the soil under pads.
  • Undersized pads. Pads too small for the load sink over time.
  • Storm movement. Wind can rack a home on its supports.
  • Rotting shims. Wood breaks down in humid conditions.

How does the county handle soil?

For tie-down permits in Wind Zone III, Charlotte County's application package calls for soil bearing tests with a pocket penetrometer at several locations, and engineered foundations for homes in flood zones. Soil strength determines the pad size and anchor type a home needs.

What about homes in flood zones?

Charlotte County requires an elevation certificate for homes in flood hazard areas, and engineered foundations for tie-down permits in flood zones. Hurricane Milton in 2024 brought storm surge into parts of Charlotte Harbor and the Peace River. If your home is in a flood zone, ask whether your piers and anchors meet current requirements.

Can I replace a cracked pier block myself?

Supporting and leveling a home is part of setup under Florida law, which requires a licensed installer. Jacking a home is also dangerous. Hire a licensed installer.

Why do my floors feel bouncy?

Often a pier has settled or lost contact with the frame, or the floor decking is damaged. Have the piers checked first.
